Hello VAF,

There is a possibility of having to move my family to DC-Baltimore area due to work and we are considering the impact of that change over our flying habits.
Would really appreciate any advice the collective group could share on:
  • Hangar / T-Hangar space in the area
  • Airpark options
  • Any tax implications
  • Experimental friendly airports in the region
  • TFRs, SFRA and security restrictions.

Hangar/T-Hangar space in the area is very tight. I got lucky that 2W5 had a spot open when it did-nothing is open right now (long story). KVKX runs an auction and availability happens during administration changes, usually. KCGS are building 20 T-hangars, construction planned to start this summer, but all are spoken for at the moment. KHEF might have some availability, probably 1+ year out. Chesapeake Aviation @ W29 are the go-to RV maintenance facility in the area. No hangars available for 3+ years.

All of the true airparks are pretty far outside of town. Like Richmond, VA, MD eastern shore far out. 2W2 and MD78 might be worth looking at if closer to Baltimore. Likewise at airports north of Baltimore-can't help you there.

Taxes: MD charges sales tax, once. VA charges a low one-time sales tax (2%), but individual counties can also charge annual use tax. VA charges annual property tax on vehicles, for example. I doubt sales tax would apply to you, as you paid it already during your airplane build...but consult an expert. Net, with a few exemptions, total annual tax rates are pretty level set between the 3 regions, with VA probably being the least expensive.

Most of the airports are "experimental friendly". The active EAA chapter is Chapter 4, based at KCGS.

I have not found the TFR's to be an issue. SFRA and FRZ are what they are. Not fun, but manageable. I basically treat every departing and incoming flight as an IFR flight. Departing VFR on a SFRA clearance is straightforward. I've been held outside the gates coming in VFR in every airplane I've flown (the RV, the Tiger, 172/Warrior etc.). Its not fun in the RV on a busy student pilot training day while doing RV speeds, so generally I file IFR coming back in. The controllers are competent, helpful and generally friendly.

For MD airports, GAI has a long waiting list for hangars and a large very active flight school that clogs up the pattern. On a positive note, it is very EAB friendly and we have a few RV's and other EAB aircraft based here. Being in the Laurel area, other nearby airports would be CGS, FME and a little further out is W00 and ANP. I'm not sure what the hangar situation is at other airports. FDK and DMW will be hauls and a tough ride in the afternoons when rush hour starts around 3:00.

If you live in the Laurel area, forget basing in VA. You'll spend way too much time in traffic and more on gas for the car than for the plane.

I've been flying out of the SFRA since it was implemented. It's really no big deal and you'll get used to it very quickly. File, get a squawk code, and talk. If you base at CGS College Park, it is in the FRZ and requires more work in the beginning to get your PIN but once that is done, it's not much different from the SFRA procedures.
